The decision to build or renovate can be a long thought-out process that may take months or even years to make. So, once you’ve made that decision when should you start to get the ball rolling? The simple answer is, now!
You may feel that you won’t be ready for some time to physically start your build or renovation, but it’s important to keep in mind things take time and there are different aspects of the process that need to be addressed before any walls start going up.
Here are some of the reasons why you should get started as soon as possible.
Time
Whether you’re planning a renovation or build, big or small, you will need time to plan and get the wheels in motion.
The first step is to find, and engage with a building designer to design your project. Aside from finding the designer that best suits your needs, you will need to allow/spend time with them to discuss what it is you want and ensure they are capturing your vision in their design. The design is the foundation of your project like the floor plan is to walls, walls to the roof!
All building projects need permits and again these take time. Take into consideration that your initial ideas/concepts may need to change to accommodate council and building regulations.
Once you have your permits approved you are free to start work when you’re ready. Permits are valid for two years. You may be able to extend the expiry date if necessary.
Once your design is finalised you will need to find a builder. You may have someone who has been referred to you or that has worked on projects you have admired in the past. Regardless of whether you know of a builder or need to meet with multiple builders to find the right one for you, they will need to add your project to their schedule. Depending on their workload you may need to wait some time before they can commence working on your project so locking them in as soon as possible is a good idea.
There may also be a wait time on materials especially if they are coming from overseas. Once your builder has an idea of when your project may commence, they can ensure materials are ordered and will arrive in time to start.
Rising Costs
Inflation has affected the cost of most things especially the cost of housing and the lack of supply in the market, both land and housing stock. The cost of building continues to rise not only in terms of the cost of materials but also labour.
Building for the Seasons
If you are planning to add outdoor features to your home such as a swimming pool, outdoor living area, alfresco or landscaping you need to ensure work starts so that by the time the better weather comes along you can enjoy the new additions to your home.
With so much to do and think about when it comes to renovating or building, it really is worth getting started as soon as possible.
